  • My Promise to You!

Choosing the right Home Inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different Inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing for sure is that a Home Inspection requires work, a lot of work. Ultimately a thorough Inspection depends heavily on the individual Inspectors’ own effort. If you honor me by permitting me to Inspect your Home, I guarantee that I will give you my very best effort. This I promise you.

Home Warranty Inspections

Why You Pre-Warranty Expiration Inspections
Standard Home Inspection: What We Check

Home Warranty Inspections are performed during the 11th month of your 1-year Builder Warranty.  The Home Warranty Inspection will be performed to verify that proper building techniques were used and that the various components of the Home were properly installed. You will be Presented with a completed report at the end of the Home Warranty Inspection along with photos taken as needed for inaccessible areas.

Why do you need an Inspection for your almost year-old Home?

We have uncovered thousands of defects in new construction. 90% of the many defects we find in three year old Homes are related to poor workmanship in new construction and could have been found when the Home was new. The typical builders warranties we see only cover workmanship and material defects for the first year.

Over the years we’ve seen a wide variety of new Home warranties. Everything from no Warranty, to the statement “Defects and workmanship are covered for one year” to complete booklets describing in detail every covered defect and the process for requesting repairs. Many builders also advise you to “keep a list” and they will return near the end of the first year and make repairs.

Your Home Warranty Inspection by Welcome Home - Home Inspection Services will provide you with a thorough understanding of the Condition of your new Home including the likely causes of defects. Your detailed Home Warranty Inspection Report is a great tool for documenting the Condition of your Home prior to your Warranty expiring! Our detailed comments note the Condition, recommend specific details for repairs and include large photos for documentation. We provide an independent, dated, expert opinion. The electronic format allows you to easily use excerpts or the complete report for communication with your builder.

Our Home Warranty Inspections are similar to our regular Home Inspections. We just have more information up front. We review any issues you’ve noted and Inspect these further. We then complete the remaining Inspection as we normally would. If you have paperwork to fill out for the builder, we help you take care of it while we’re at your Home.

We recommend you schedule your Home Warranty Inspection within the last 30 days of the comprehensive portion of your Warranty. This is typically eleven months after you closed on your Home. Following this time line, you maximize the time allowed for Conditions to emerge and you still have time to communicate with your Builder while you are covered under the Warranty.
